What Should We Bring?
Our cabin is provided with linens and a fully equipped
kitchen, so you will only need to bring personal items
(body soap, shampoo, hair dryer, etc…) and grocery
items. However, if you are reserving the cabin for a
holiday please bring any specialty cooking pans or
utensils you might need to prepare your holiday meal; we
cannot guarantee the size and type of all pots and pans
stocked in the cabin. The cabin has a washer & dryer and
also detergent for you to use. Adequate paper products
(toilet paper, paper towels, etc.) are supplied to meet
the cabin’s capacity, should they be needed, additional
supplies must be purchased by the renter.
Camp chairs for eating on the deck or firepit are
recommended.
Will My Cell Phone Work At The Cabin?
Cell phone service is somewhat sporadic through the
canyon getting to Garden City but works fine once you
get into Garden City and at the cabin itself.
Is there a firepit?
Yes, a firepit is available for renters to use. Please
bring your own wood and fire starting tools.
Does the Cabin have phone, high-speed internet, and
cable TV?
Yes, the cabin comes with free high-speed internet
(20 Mbps) Wi-Fi login details are posted at the cabin. The cabin does
not have cable TV but does have local channels (NBC, ABC,
CBS, FOX and PBS). Both HDTVs have HDMI cables
that can be used for gaming systems and streaming TV
devices.

Are There Any Grocery Stores In The
Area?
There is a new grocery store in town (Mike's Market,
est. 2021) for items you may have forgotten. This store
is located near the KOA about
two miles north of the cabin.
Can I Bring My Pet With Me?
We do not allow pets at the cabin, we cannot make an
exception no matter how small or well behaved the pet
is. (PLEASE DO NOT DISREGARD THIS POLICY AS IT WILL
RESULT IN THE IMMEDIATE & ENTIRE LOSS OF YOUR SECURITY
DEPOSIT.)
Can I Smoke Inside The Cabin?
We have a strict no smoking policy in the cabin.
If discarded butts are found,
additional cleaning fees will apply. (PLEASE DO NOT
DISREGARD THIS POLICY AS IT WILL RESULT IN THE IMMEDIATE
& ENTIRE LOSS OF YOUR SECURITY DEPOSIT.)
How are Reservations Handled?
At the time of booking we require 50% payment. We will
email you a Cabin Lease Agreement that must signed and
scanned/emailed back or mailed back within a week. The
remaining 50% payment is due fourteen (14) days from the
scheduled check in. Reservations less than fourteen
days from scheduled check require full payment to book.
A $300 security/damage deposit is also required (this
amount is secured but not charged against your credit
card). This deposit is also due fourteen days from the
scheduled check in. Payments can be made online by
credit card using the "Payments" tab on this
website.
What If I Need To Cancel Or Change
My Booking?

MADE IN WRITING – EITHER THROUGH E-MAIL, OR
CERTIFIED MAIL.***
A cancellation results in the loss of the 50% deposit
made at the time of reservation. Our cabin is privately
owned, consequently cancellations affect the owners
significantly. Once a reservation is made changes to the
date are subject to a non-refundable $50.00 fee per
alteration. Also, changes to the reservation date can
only be made (14) fourteen or more business days prior
to check in date provided the reservation is not a
holiday booking. Rentals are based on availability, and
once the property has been reserved and held for a
tenant(s) other inquiries will be turned away. Thus,
alterations regarding date of reservation could prevent
other rentals. If an emergency requires changes to the
reservation less than fourteen (14) days from scheduled
check in, a minimum fee equivalent to one night’s rental in
addition to all rental fees associated with updated
reservation.
What Time Is Check-In and Check-Out?
CHECK-IN IS AT 4:00 PM: To make certain housekeeping has
all the time it needs to prepare the cabin we cannot
offer early check ins or late check outs. Please do not
attempt to check in early, our cabin books frequently
and often at the last minute which makes it very
difficult to guarantee a check in earlier than 4:00 PM.
CHECK-OUT IS AT 10:00AM: It is our mission to provide the
cleanest cabin possible so that our guests will come back to
stay with us in the future! The 6 hour window between check
out and check in allows just enough time for the cabin to be
inspected/cleaned between guests. Please help our housekeeping staff
stay on schedule without inconveniencing the next guest by
checking out on time and following the check out procedures
provided to you & posted in the cabin.
What If I Leave Something At The Cabin?
When you leave the cabin at 10:00 AM it is very likely that
another party will be checking in at 4:00 PM. If you leave
something at the cabin, please call immediately and we will
try to make arrangements. If it is not found by our staff or
the cleaning staff prior to the next guests arrival, it may
not be there when they leave. We can not be responsible for
your lost items.
If an item is found, there is a minimum $25 charge for
shipping and handling. Please make sure you get everything
when you leave.
Will We See Any Wildlife?
There is a lot of wildlife around the cabin. We've
seen deer, elk, moose, turkeys, rabbits, and
foxes.
Is There An Additional Cleaning Charge?
There is no cleaning charge for the cabin. We have a
professional cleaning service that cleans the cabin after
your stay. We do require renters to remove the sheets
and start the first load of laundry prior to checkout.
Do I Need 4 Wheel Drive To Get To The
Cabin?
The subdivision is paved, including the driveway to the
cabin. In the summer
the cabin is accessible by all vehicle types. During the winter months however 4 wheel drive is
highly recommended based on current weather conditions.
The HOA plows the subdivision but with limited snow removal
resources in Garden City, we cannot guarantee immediately
cleared roads. There is plenty of room to bring a
trailer or boat and park at the cabin.
